A Winning Combination of Quality Construction at Affordable Prices
GWFac4.jpg
Golden West and Marlette Homes offered at Inter-City Housing have side and end walls built with kiln-dried lumber on 16” centers to deliver maximum strength with 100 percent grade-marked lumber. Side walls and end walls can easily withstand wind forces up to 38 lbs. per square foot for extraordinary integrity and durability.
Golden West and Marlette roof systems  are overbuilt and can withstand more than 175 percent of the maximum load requirements set by HUD standards.
Bridge-type roof trusses can support nearly 600 lbs. per rafter. Each truss is glue / foam bonded to a 1/2” high density sheet rock ceiling. Roofs are built to exceed requirements for Wind Zones 1, 2 or 3.
Durable 2 x 6, or 2 x 8 floor joists makeup the wood subfloor. The combination of a steel chassis and high-grade wood joists make one of the strongest floor systems built. Floor joists are bolted to the steel frame.
Flat steel electric wire protectors are used on all exterior walls and round steel-sleeved wire protectors are used on interior walls.
Golden West and Marlette Homes are built indoors in a clean, controlled environment, experiencing no work-stopping weather conditions and no vandalism of theft of materials.
Working with Golden West and Marlette, Inter-City is here to provide you with the best investment in today’s housing opportunities.

Manufactured Homes
Make Economical Sense
Manufactured homes are built in compliance with a national building code administered by the U.S. Dept. of Housing and Urban Development.
The “HUD” code sets the standards for heating, plumbing, air conditioning, thermal and electrical systems. It also sets requirements for structural design, construction, fire safety, energy efficiency and transportation from the factory to your site.

Fresh water lines and drain lines and drains are encased in the basement, guarding against freezing as well as helping to lower energy costs. Floor decking can easily support 200 lbs. per square foot.
Vinyl window casings are triple-wrapped to ensure highest energy-efficiency.
